The reason there are so few companies willing to be paid from settlement is because there is a percentage of times that the vendor never gets paid. Whether its because the bills don’t get to closing, the title company fails to include it on the HUD1, or they just fail to send the check to the vendor. Then the vendor is stuck trying to collect from a seller who has moved, possibly out of town, and will sometimes simply refuse to pay. Ask me how I know.
